Combination of Landed and Condo-Living: Townhouse

As the days get tougher to secure landed properties that are within young family’s budget, townhouse is becoming increasingly popular among our Malaysian community.

What Is a Townhouse?

Townhouse is an uncommon type of property where two units of houses stack on top of each other and they are designed in terrace style. They are usually three or four-storey buildings that comprise of two separate units in the same building. Hence, it is a great combination between landed and high-rise condominium as different tenants stay in the same landed property.

Despite living in the same building, it still gives privacy to the tenants because they do not share the same entrance. Tenants living at the ground floor of the building can access through the front entrance, while tenants who take the top floor unit can access through the side or back entrance. They also don’t share the same interior space, giving each tenant the privacy that they need.

What Do You Need to Know About Townhouse?

Strata Title
Townhouses are on a strata scheme, an ownership issued for properties that are part of a broader development, cluster or scheme such as condos, apartments and flats. Owners of properties that have strata title will need to share common facilities with other owners, and responsible for the maintenance of those facilities. Hence, they are required to pay for the maintenance fee and sinking funds as governed by Strata Management Act 2013.

Security and Privacy
As each tenant of the townhouse has their own living space and they don’t share the same entrance, they get to enjoy better privacy in comparison to high-rise properties. In Malaysia, townhouses are usually located in gated and guarded communities, giving residents better security assurance.

Density
Contrary to high-rise condominiums and apartments, townhouses take up relatively lesser units in a development, making it a better choice for people who prefer living in a low-density and more exclusive environment.

In our 12-acre freehold development at Saujana Heights, Kajang, we built a variety of landed properties, and there are only 34 units of 2-storey townhouses in our development.

Facilities
As there are fewer residents in a townhouse development, in order to reduce the costs of maintenance for the residents, there is relatively lesser facilities compared to the traditional stratified properties.

However, the upside of living in Saujana Heights, Kajang is that its low-density, gated and guarded environment allows our residents to take a stroll around the neighbourhood with fresh air and greeneries – not all traditional stratified properties offer this luxury!
